Former Korsnas Paper Factory

Scale: 3.4 hectares (8 acres) Brownfield site, 370 residential units including 30% social housing
This vacant factory premises close to the Channel Tunnel Rail Link was considered particularly sustainable, however the site was contaminated and has poor access. JG’s successful negotiation with the Highways Agency and the Local Authority resulted in the submission of new traffic systems and improvements to the A226. Public awareness campaigns, residents meetings and the addressing of concerns such as parking issues, resulted in an imaginative new scheme with on-site community facilities and contributions towards new schooling in the area.
The scheme density at 108 dwellings per hectare, satisfied all local requirements and included public open space and amenities.
